Southern Oaks – Property Management & Bookkeeper Role

 

Hours: Monday – Friday, 9am to 4pm EST +

Pay: $700 per week, Annual Bonus

Location: Augusta, GA

Benefits: Fuel and travel expenses covered, Augusta office

Requirements / Experience: 1-3 years of property management experience and or Bookkeeping / Accounting Experience

 

Job Description: The Property Manager will work primarily in the property management division of over twelve rental housing communities and self-storage facilities, over ~350 units, across Georgia, South Carolina and Alabama. Southern Oaks is a fast growing company continuing to expand its number of communities. The Property Manager will be primarily focused on the operations of the property management business including its rent-roll, payment of bills, including utilities, taxes, insurance and organization of tenant files. The Manager will work directly with ownership and other Management staff.

 

Duties:

 

  • Scan completed leases into the Southern Oaks system and record accurate tenant information into the rent-roll. Ensure that the daily rent roll is sent to ownership accounting for all payments made online and at the banks. Deposit checks at the bank from resident payments.
  • Bill pay. The Manager will be responsible for ensuring that each property’s light, water, sewer, trash and landscaping bills are paid in a timely manner and will work directly with ownership to make payments. The manager will keep record of property taxes and manufactured home tax payments, along with corporate registrations and licenses.
  • Record keeping. The Manager will ensure that each tenant has an appropriate move-in check-in list.
  • Manager will make payments real time for capital expenditures and regular expenses, including materials suppliers.
  • Manager will assist ownership with the bookkeeping of each property’s P&L quarterly.
  • Manager will participate on weekly calls and be responsible for the bill back of tenant reimbursements, utilities and facilitate notices to residents for rental increases along with record keeping of unpaid bills.
