Position Overview
The Self Storage Maintenance Manager is responsible for the physical condition, safety, functionality, and overall appearance of one or more self-storage facilities. This role ensures that all buildings, grounds, systems, and equipment are maintained to company standards, regulatory requirements, and customer expectations. The Maintenance Manager plays a critical role in asset preservation, risk mitigation, operational continuity, and customer satisfaction.
This position requires a hands-on professional with strong technical skills, sound judgment, and the ability to prioritize work independently while coordinating with site management and vendors.
Primary Responsibilities
Facility Maintenance & Repairs
Perform routine, preventive, and corrective maintenance on:
Doors, locks, latches, and roll-up mechanisms
Interior and exterior lighting
Gates, access control systems, and keypads
HVAC systems (where applicable)
Plumbing fixtures and minor plumbing repairs
Electrical outlets, switches, and minor electrical repairs
Drywall, painting, patching, and basic carpentry
Diagnose issues quickly and implement effective, cost-conscious solutions.
Respond promptly to maintenance requests, safety concerns, and urgent repair needs.
Grounds & Exterior Upkeep
Maintain clean, safe, and professional exterior conditions, including:
Snow removal, ice mitigation, and weather-related preparedness
Lawn maintenance including but not limited to mowing, edging, weeding, mulching, etc.
Trash and debris removal
Parking lot inspections, striping touch-ups, and curb maintenance
Ensure walkways, drives, and common areas are hazard-free at all times.
Preventive Maintenance & Inspections
Conduct scheduled inspections of buildings, units, and mechanical systems.
Identify potential issues before they escalate into costly repairs.
Maintain preventive maintenance schedules and logs.
Monitor structural integrity, water intrusion risks, and wear-and-tear indicators.
Vendor & Contractor Coordination
Coordinate with external vendors for specialized work (roofing, paving, HVAC, electrical, gate systems, fire systems, etc.).
Obtain quotes, schedule work, and oversee vendor performance.
Ensure vendors comply with safety standards, insurance requirements, and site rules.
Verify work completion and quality before sign-off.
Safety, Compliance & Risk Management
Ensure compliance with local, state, and federal safety regulations.
Maintain fire safety equipment, emergency lighting, and exit signage.
Identify and address safety hazards immediately.
Support insurance inspections, audits, and incident investigations as needed.
Inventory & Asset Management
Track maintenance supplies, tools, and replacement parts.
Maintain organized storage of equipment and materials.
Recommend cost-effective purchasing and inventory levels.
Protect company assets through proper use and care of tools and equipment.
Collaboration & Communication
Work closely with Property Managers, District Managers, and Operations teams.
Communicate maintenance status, recurring issues, and capital needs clearly.
Provide realistic timelines and updates on repairs and projects.
Support customer-facing teams by resolving issues that impact tenant experience.
Required Skills & Qualifications
5+ years of hands-on maintenance experience, preferably in self-storage, commercial, or multi-site facilities
Strong working knowledge of:
Mechanical systems
Basic electrical and plumbing
Doors, locks, and access systems
General construction and repair techniques
Ability to work independently with minimal supervision
Strong troubleshooting and problem-solving skills
Valid driver’s license and reliable transportation
Ability to lift, carry, and maneuver up to 75 lbs
Comfortable working outdoors and in varying weather conditions
Basic computer skills for work orders, reporting, and communication
Availability to work Saturdays is required. The facility is closed on Sundays, and one additional weekday off is provided.
